First Meeting and Site Inspection

Our journey begins with a warm welcome as we sit down with you, our valued client, to explore the essence of your project aspirations. Together, we delve into your needs, design preferences, and envisioned style, ensuring a seamless alignment with our creative vision.

Conceptual Design

Moving into the conceptual phase, we develop a design proposal that reflects our comprehensive understanding of your needs. Through careful site analysis, strategic programming, and 3D visualization, we ensure a well-defined and cohesive design direction.

Construction Drawing

As the design process progresses, we proceed with Structural and MEP drawings to refine and engineer our design. This phase includes material specification details, technical considerations, and design detailing.

Revision

Design revisions are carried out based on feedback to achieve the best possible final result.

Final Drawing

From concept to engineering, we produce detailed technical drawings that serve as a blueprint for project execution. These carefully prepared documents include all material specifications and technical details required, facilitating smooth implementation on-site.

Site Visit

Throughout the construction phase, we adopt a proactive approach to construction assessment, conducting regular site visits and providing on-site guidance. This hands-on approach ensures compliance with design intent and quality standards, while fostering a collaborative environment that supports the successful completion of the project.

Site Preparation / Site Construction

In this phase, our team will carry out site preparation, including worker accommodations, material storage, and provision of electricity and water for construction. If there are existing structures or trees that obstruct the site, we will perform removal or demolition. This phase also includes cut and fill operations if necessary, as well as preparing the building layout, such as staking out the building position and structural points.

Structure Stage

In this phase, we carry out structural work, including foundation construction, reinforcement installation, column and beam casting, floor work, pipe installation preparation, and roof construction.

Finishing Stage

In this phase, our team will carry out finishing works, including wall installation, door and window frames, plumbing, AC and electrical installation, wall plastering and smoothing, ceiling installation, painting, and floor finishing. During this stage, the owner may request changes from the final architectural drawings. These changes can include finishing materials such as paint or flooring, switching plaster to gypsum, relocating or adding lighting points or electrical outlets, and other similar adjustments. All changes will be communicated in advance to all parties involved in the construction process and will be recalculated in the budget (BOQ) and schedule before execution.

Project Management / Project Supervision

In this regard, our team will supervise the quality of work to ensure it meets the required standards. The supervisory team will provide guidance before work begins and re-evaluate upon completion. If any issues arise during the work process, the workers will consult with the supervisory team to find solutions for each challenge encountered.

Project Progress

Work progress will be evaluated weekly, covering the schedule, upcoming work stages, completed tasks, project progress percentage, and any challenges anticipated during the construction process.

Check List

The checklist phase takes place when the construction process has reached 95% completion. At this stage, the owner and supervisory team will inspect all building finishes to ensure they meet the required work standards. Any issues found will undergo a service/correction phase and will be re-inspected together once completed.

Retention

Retention & Maintenance a 5% project retention will be held and released after the maintenance period is completed. The maintenance period lasts 6 months after project handover. Maintenance includes fixing leakages and finishing work such as painting and other related items.

Payment

Design Phase Payment Terms,Payments for the design phase will be arranged as follows:

  • 30% Down Payment (Conceptual Drawings)
  • 50% Payment (Construction Drawings: Structural, Architectural, and MEP Drawings)
  • 20% Final Payment (Upon completion after revisions)

Construction Phase Payment Terms, Payments for the construction phase will be arranged as follows:

  • 30% Down Payment
  • Progress Payments (Once the project reaches 30% progress, payments will be made every two weeks based on work progress)
